Kingstowne Towne Center Owner Submits Rezoning Application

September 9, 2024: The owner of Kingstowne Towne Center, Federal Realty Investment Trust, submitted a rezoning application* to Fairfax County to drop retail from future housing and redesign the open-air plaza between Panera and Pasara.

According to an earlier 2000 plan, two office buildings were to be built on the parking lot along Kingstowne Village Parkway. Then-owner Halle Companies later got approval to rezone the site for mixed-use residential and retail. However, to date the site has remained vacant except for the parking lot, a grassy berm, and unsightly construction debris.

In 2020, the Fairfax County Board of Supervisors approved the site for two buildings with a total of 646 multi-family units with retail.

FCRHA to Rule on Franconia Governmental Center Project in October

On May 21, 2024, the Board of Supervisors voted to convey the property to the Fairfax County Redevelopment and Housing Authority (FCRHA) for redevelopment as affordable housing.

$50 Million Now Available for Affordable Housing Development and Preservation

September 12, 2024: The Fairfax County Redevelopment and Housing Authority (FCRHA) issued a request for proposals from private developers for affordable housing projects. Funding will be provided via low-cost mortgages to acquire, construct, and rehabilitate multi-family affordable housing developments.

A "Pre-application Conference" will be held virtually on September 18, 2024. To register, email rha@fairfaxcounty.gov by September 16, 2024, with your name, organization, and contact information.

  • Nearly Half of Renter Households Are Cost-Burdened, Proportions Differ by Race
    Between 2022 and 2023 the median cost of housing for renters rose from $1,354 to $1,406 (after adjusting for inflation) according to new data from the US Census Bureau's 2023 American Community Survey. The one-year estimates show that the share of a rented household’s income that goes towards these housing costs differs by householder race.

    Households are considered cost-burdened when they spend more than 30% of their income on rent and other housing costs, according to the U.S. Department of Housing and Urban Development (HUD). Households spending more than 50% of their income on housing costs are considered severely cost-burdened.
