Amendments to zMOD Zoning Ordinances (Board of Supervisors)
|
Amendment to repeal Chapter 112.1 (zMOD Zoning Ordinance) and the super-session clause included in the adoption of Chapter 112.2 (zMOD Zoning Ordinance). Click on the above date link for more information, including the history and significance of zMOD in Fairfax County.

Springfield SSPAs (Planning Commission)
The plan amendments, 2023-IV-6S (Springfield Boulevard) and 2023-IV-7S (Amherst Avenue), include these proposed land use changes:

- An option for mixed-use development to include up to 732 multi-family residential units
- 9,000 SF of ground floor non-residential use subject to guidelines to address consolidation, site design and building design, accommodation of transportation improvements, street scape and parks, and open space
- An option for Tax Map Parcel 80-4 ((1)) to be planned as publicly-accessible open space or as a public park
The members of Franconia Land Use Advisory Committee voted on October 21, in favor of the staff recommendation with conditions. (Vote was 19 in favor; 4 against; and 0 abstaining.) Their report to the Planning Commission (PC) was as follows:

Resolution: The Franconia District Land Use Committee approves the staff report on SSPA proposals 2023-IV-6S and 2023-IV-7S on the condition that such projects may only proceed with concurrent construction of appropriate infrastructure improvements in that vicinity, such as the widening of streets, addition of street lanes, construction of a Backlick Road bridge or other bridges or infrastructure, necessary to maintain or reduce the vehicular traffic volume within a one-quarter mile radius of the proposed projects at or below the level existing on the date of this resolution, and on the further condition that the density of the consolidated projects be reduced by twenty percent.

Following this October 23, Public Hearing, the Planning Commission will make its recommendation (with or without changes) to the Board of Supervisors. Click on the above date link for more information.

Plan Forward Land-Use Policy Update
If you want to understand and have a say in the future of the County, we recommend attending these or other more topic-specific virtual meetings. Fairfax County's Plan Forward policy update will provide land-use guidance for future land use development, including density, transportation, environment, and site-design considerations to ensure that new developments fit into the context of a community and County priorities.

2025 Countywide SSPA Process
Residents are invited to join upcoming virtual community meetings to learn more about the SSPA process, timeline, and minor revisions to the submission items and justification criteria. Removing Racial Covenants in Fairfax County Property Deeds
|
Saturday, October 26 (1-3 pm)
|
Find out if your property has racially-exclusive covenant language and receive assistance to have this language removed from your public property deeds.
|
Mapping Historical Racial Restrictions in Fairfax Property Deeds
|
An active research project by "Documenting Exclusion & Resilience" identifies and geo-locates racially restrictive covenants on properties in Northern Virginia from 1900 through the 1960s. Since the 1968 Fair Housing Act, racial and other discriminatory covenants are no longer enforceable. In 2020, the Virginia general assembly passed House Bill 788 which prohibits a new deed containing a restrictive covenant from being recorded, but such language is still part of many localities’ public land records.

"The National Association of Housing and Redevelopment Officials (NAHRO) recognized The Residences at North Hill with its Award of Merit, which honors the successes of public housing authorities and amplifies the innovative ways in which they’ve improved their agencies, their communities, and the lives of the people they serve.
