Franconia Triangle SSPA

Via a Site Specific Plan Amendment (SSPA), Fairfax County is evaluating potential changes to the Comprehensive Plan’s land-use recommendations for the area referred to as the "Franconia Triangle" which is bounded by Franconia Rd, Beulah St, and Grovedale Dr.

Following a presentation on January 13, by the Planning and Development Staff, the Franconia Land Use Advisory Committee will vote on whether to recommend the proposed SSPA to the County's Planning Commission. (The January 13, meeting was open to the public and "Public Engagement" meetings were held December 10, 2024, and January 7, 2025.)

Proposed Changes
  • 120 affordable apartments on the Franconia Governmental Center Site,
  • 63 townhomes and 30 multi-family units (repurposing of one office bldg.),
  • An option for future residential use, and
  • An increase in planned retail along Franconia Road

The Staff Report is expected to be published on January 17, 2025, and will incorporate comments received by the public. See the County link below.

WHAT HAPPENED

PC Decision on Food Truck Zoning

On January 15, the Planning Commission (PC) issued it's recommendations to the Fairfax County Board of Supervisors (BOS) on the zoning requirements for food trucks.

Previously the PC held a Public Hearing on January 8, 2025, about revising the current zoning regulations for 21-day administrative temporary permit uses and longer-term interim uses and to consider ways to increase flexibility and remove unnecessary impediments and time limits.
The BOS will hold their follow-up Public Hearing on the food truck zoning amendments on Tuesday, February 4, 2025, at 4 pm.
WHAT'S HAPPENING

Data Centers in Virginia

Due to this year’s VA legislative "short session", things are moving quickly. On January 14, several key bills related to data center reform were announced at a press conference hosted by Sen. Russet Perry and a bipartisan group of supporting legislators including Del. Michael Webert, Del. Michelle Maldonado, Del. Shelly Simonds, Del. Josh Thomas, and Del. Rip Sullivan.
